Team-Built Approach™

The Team-BuiltSM Approach is a term used to describe not only a process, but a complete cultural change in the construction industry. It is a philosophy that encompasses a number of project-delivery methods and exemplifies teamwork and communication. It is based on the assertion that increased participation and communication by all involved parties during each phase of a project will result in more-efficient processes and a higher-quality product. This includes the design and construction teams collaborating heavily very early in a project to produce a highly constructible design that reduces rework, decreases requests for information, and allows the greatest opportunity for field forces to operate with extreme efficiency during construction. It also includes consistent involvement from the design team during coordination and construction. This ensures a design intent is realized to keep the punch list to a minimum and avoid rework at the end of a project.

 Utilizing the Team-BuiltSM Approach, WGPITTS works closely with the project team during each phase of the design process (i.e., schematics, design development and construction documents) to provide estimates, value engineering ideas and identification of long lead time Items that may throw a project off schedule.

WGPITTS works closely with the project team to understand the project goals, design intent, desired results and budget. WGPITTS will use historical cost data and distribute the design drawings to vendors and subcontractors in the preparation of the project estimates. This process inherently produces a constructability review and also helps in the identification of long lead-time items. Once each estimate is created, it is assembled in a presentation format along with the estimate assumptions and distributed to the project team.

Open Book Process™

WGPITTS utilizes the unique Open Book Process approach to project delivery. This process provides tremendous value and benefits to our clients which includes more accurate budgeting, owner participation in quality selection of components and subcontractors, accurate knowledge of actual project cost, streamlined design and bid package preparation, Team-Built approach with the builder and architect working together, and competitive vendor and subcontractor bidding. This simple but effective approach is as follows:

Part A

Estimating and Pricing Phase

At the completion of the project design or at the final stage of preconstruction services, the WGPITTS team creates a detailed cost estimate set up in Construction Specifications Institute (CSI) format. The team obtains quotes and estimates for all phases of the project from general conditions, site & utilities, concrete, masonry, wood framing, plumbing, electrical, etc. This process is similar to a typical bid scenario. All quotes from subcontractors, however, are transparent and shared with the Client in a presentable format with a summary for each section of work. In addition, we offer professional opinions of anticipated subcontractor performance, workmanship, and responsiveness during our process. A summary of all detailed costs would then be utilized to firmly establish the project’s Direct Cost.

Part B

Contract Amount

Once the direct cost is established, WGPITTS's fee for the construction or management of the project is calculated as a percentage of the total direct cost that was established in the Estimating and  Pricing Phase. The commercial terms and project delivery method is based upon your desired project approach.

If a lump sum or Guaranteed Maximum Price is desired, the typical method is to take the Direct Cost number along with our flat fee or percentage fee plus any agreed-upon contingency allowance; simply total these components and establish a lump sum contract amount.

Single Source Solutions™ / Design-Build Delivery

As a design–builder, WGPITTS delivers projects utilizing our  streamlined efficient process  we refer to as Single Source Solutions SM .  Other firms may claim to be design-builders but very few are truly integrated with the in-house architecture and contracting capabilities.  Using our Single Source SolutionsSM , we provide a single,  phased contract to provide planning, architecture, engineering and construction services. As the integrated design-builder, WGPITTS  is accountable for both the budget and program while completing the design and construction.

As the design–builder, WGPITTS serves as both the design manager and general contractor utilizing our streamlined efficient process we refer to as Single Source Solutions℠.  Using our Single Source Solutions℠, we provide a single, phased contract to provide planning, architecture, engineering and construction services. As the design-builder, WGPITTS  is accountable for both the budget and program while completing the design and construction.

The Single Source Solutions℠ approach ensures project economy and efficiency and offers a much-improved schedule, cost savings, streamlined contract and project management, and improved accountability. The projects costs are 100% transparent to ensure you receive a good value for your dollars spent. This process is more collaborative and fosters open communication which results in better coordination between design and construction. WGPITTS approaches the Single Source Solutions℠ project delivery as a three-phase process as follows:

Phase One

Programming & Budgeting

Owner and WGPITTS create the project programming, scope and budget.

Phase Two

Preliminary Design-Build

Owner and WGPITTS contractually enter into the Preliminary Design-Build Agreement. WGPITTS conducts site visits, completes the site plan, Schematic Design, Design Development drawings and Outline Specifications. Using the Open Book Process, where all costs are disclosed, WGPITTS creates a Lump Sump or Guaranteed Maximum Price proposal.

Phase Three

Construction/ Design-Build

Owner and WGPITTS enter into the Design-Build Agreement at the agreed-upon Lump Sum or GMP contract amount. WGPITTS completes Construction Documents, develops the final cost model, obtains the necessary permits and constructs the Project.

Integrated Design and Construction Services - As a Design-Builder, WGPITTS manages the design and construction which allows for economy, efficiency and accountability in the design and construction process.

Single Point of Contact - WGPITTS provides a single contract between the Owner and Design-Builder which places responsibility upon WGPITTS  in regards to project scope, cost, schedule and performance.

Best Value - Design and construction personnel, working and communicating as a team, evaluate alternative materials and methods efficiently and accurately to ensure the best value for the dollars spent.

Quality - The collaborative approach serves as motivation for quality and proper project performance. This allows WGPITTS to use higher skilled craftsmen who desire to do things the “right way”. WGPITTS is motivated to emphasize quality throughout the design and construction process in that WGPITTS maintains  responsibility for the completed product.

Accurate Cost Projections - The transparent Open Book Process ensures accurate costs are provided up front.  Change orders due to "errors and omissions" are virtually eliminated because WGPITTS is both the Architect and Contractor accountable for the design and construction.

Cost Savings - The design process requires less work product from the design professionals which translates into cost savings to the Owner. The design-build approach provides the most cost effective way of constructing the project program.

Time Savings - Because the design and construction teams collaborate during the design phase, redesign is virtually eliminated. Total design and construction time is significantly reduced while submittal approval time is greatly accelerated.  Simply eliminating the bidding process saves a significant amount of time. Site preparation can begin prior to the finalization of all building details.
